What’s your schedule for completion?
The model suite was completed and staged in late 2017and we are now finishing up the back unit. Both will be move-in-ready in May 2018. We have started phase two and plan to be complete in April. Phase three will commence shortly and be complete in May, with phase four rounding things up in June. Now that phases 2-4 are sold, the only thing that can slow us down is mother nature. Do you have furnished units available?
The model suite was completed and staged in late 2017. It allowed people to experience the look and feel first hand. Now that the model has performed its duty in securing sales for the remaining units it is now time to part ways. We are in the process of gathering the necessary paperwork to finish and hand over keys. We are offering the model suite as a turn key, move in ready condo, fully furnished.
Are these units energy efficient?
Oh yah! In every sense of the word, we have been working with Efficiency Nova Scotia and ThermalWise on modeling the units and project the Kwh/year to be well under 10,000. Stanley Street Homes also qualify for Time of Day metering with Nova Scotia Power which means half rate power at night! Electrically heated, there is no furnace, oil tank or chimney to maintain.
Is there a new home warranty?
Stanley Street Homes have a LUX New Home Warranty. This provides coverage for one year on everything and 8 years on structural elements.
What type of down payment do I have to put down?
First-time home buyers are only required to place a 5% downpayment. First-time buyers could also be eligible for the Nova Scotia’s First-Time Home Buyers Rebate. The rebate is equivalent to 18.75% of the provincial portion of the HST or 1.31% of the purchase price.
How many units and phases are there?
Each phase has two units and there are four phases. There will be five, two bedroom units and three, three bedroom units. The three bedroom units will be introduced in phase two.
How does the condominium work?
Owners of freehold condominiums own their unit — such as a house or townhouse — as well as the land it’s on. The condominium corporation is responsible for the care and maintenance of their entire property, including the home’s roof and outside walls and the lawn and driveway. Owners of freehold condominiums pay condo fees toward the upkeep of the corporation’s common property. Fees for the Stanley Street condominium corporation are projected to be under $200/month.
Do they have basements?
The homes are “slab-on-grade” which means they are built on a concrete pad at ground level. No basements or garage means you are not allowed to store junk! We realize that everyone requires storage so there is plenty of efficient storage both inside and out.
Can I help design my kitchen?
Absolutely, we have several packages and we want your input!
