Are these units energy efficient?

Oh yah! In every sense of the word, we have been working with Efficiency Nova Scotia on modeling the units and project the Kwh/year to be 15,000 based on a family of four. Stanley Street Homes also qualify for Time of Day metering with Nova Scotia Power which means half rate power at night! Electrically heated, there is no furnace, oil tank or chimney to maintain and we can add a 3Kw photovoltaic solar array to further reduce electricity dependence.

Is there a new home warranty?

Stanley Street Homes have a LUX New Home Warranty.  This provides coverage for one year on everything and 8 years on structural elements.

When will you start?

We will start in March, just waiting for all this snow to melt!

Do you have furnished units available?

Yes! We are working with Kew Home on packages that can be incorporated into your mortgage that include all furnishing.

What type of down payment do I have to put down?

First-time home buyers are only required to place a 5% downpayment. First-time buyers could also be eligible for the Nova Scotia’s First-Time Home Buyers Rebate. The rebate is equivalent to 18.75% of the provincial portion of the HST or 1.31% of the purchase price.

Do the units include appliances?

When will you be done?

We will be complete phase one in the summer, no longer than four months after construction begins. We plan to start phase two as soon as we have a reservation. The timing is perfect if you are looking for a new house for spring.

How many units and phases are there?

Each phase has two units and there are four phases. There will be five, two bedroom units and three, three bedroom units. The three bedroom units will be introduced in phase two.

How much are the two bedroom units in phase one?

Pricing for the two bedroom units in phase one start at 399,000. We understand people have different needs and desires so we have identified a few upgrade packages and a shopping list for people who want something a little different.

How does the condominium work?

Owners of freehold condominiums own their unit — such as a house or townhouse — as well as the land it’s on. The condominium corporation is responsible for the care and maintenance of their entire property, including the home’s roof and outside walls and the lawn and driveway. Owners of freehold condominiums pay condo fees toward the upkeep of the corporation’s common property. Fees for the Stanley Street condominium corporation are projected to be under $200/month.

Do they have basements?

The homes are “slab-on-grade” which means they are built on a concrete pad at ground level. No basements or garage means you are not allowed to store junk! We realize that everyone requires storage so there is plenty of efficient storage both inside and out.
